Job Description


My Retained client is seeking a DEVELOPMENT PROJECT MANAGER who can coordinate and facilitate the pre-development and design activities for Build-for- Rent (BFR) multi-family projects throughout the Southeast. 

My client is a 20 year fully integrated multi-family real estate investment management firm. POSITION OVERVIEW: Development Project Manager (DPM):
The DPM will manage, coordinate and facilitate all aspects of 3rd party design (civil / architectural / geotechnical / environmental), development scheduling, local permitting, and state permitting, in conjunction with Owner objectives to produce an integrated finished product. Basic coordination issues include:

Pre-Development
  • Zoning
  • Entitlements (zoning and all manner of jurisdictional approvals)
  • Manage impact fee process
  • Coordinate with Contractors and consultants
  • Manage/Control all Plan Coordination from initial site plan through construction
  • Manage entire A/E team under specific goals
  • Owner contract coordination (Power, TV, telephone, Data)
  • City coordination and relationship

During Development
  • Draws
  • Project Updates to stakeholders
  • Quality Control
  • Schedule Management
  • Contractor liaison (attend weekly jobsite meetings, and provide constant support to Construction activities)
  • Change Order Management
  • RFI management
  • Submittal management
  • Franchise utility coordination
  • Coordinate Owner Selections (furniture, colors, etc.)
  • Site plan coordination (for field changes)
  • Budget tracking
  • Coordination with Development team and Management team
  • Building Turnovers (Punch, Acceptance)
  • Close out reports (Cost Certifications, As-builts)
  • Progress Photos
