SENIOR PROPERTY MANAGER - RETAIL - HOUSTON, TX
My long time client is in need of 2 Senior Property Managers for the Houston Market. They are an owner/developer of retail properties all over Texas, Louisiana and New Mexico. These 2 people would work the Houston market. The Company has a very close knit team that has been together for a long time. Positions are open due to retirement as well as growth. Retail Property Management experience is preferred, but client will consider Commercial Property Managers if they have NNN Leasing experience.
Effectively manage assets for a portfolio of high quality retail and mixed use assets, coordinating all operations to maximize value creation.
Provide exemplary customer service through a proactive and positive approach.
Collect all base rent, expense pass through billings and percentage rent as dictated by the lease agreement.
Follow up on late rent payments; issue late notices and default notices, perform lock-outs
Prepare and manage annual operating budgets in accordance with company and client return expectations to maximize property operating income and cash flow for assigned properties.
Prepare monthly financial reports as partners require and submit within required deadlines
Obtain proposals for material contracts, capital expenditures, and other operating items within the company policy limits
Manage all controllable expenses within budget without compromising the center’ s integrity.
Forecast, and prepare five year capital plan, for assigned properties and manage capital improvement projects
Understand process the calculation of pass through charges (to include monthly escrow estimates, true-ups, and year end billings).
Provide oversight through communication with Supervisor, frequent property visits, and inspections.
Control costs through outside contractor level assessments and analysis of both operating costs and non-operating costs (e.g., capital expenditures).
Prepare and implement the annual budgeting process for income, operating expenses, and capital expenditures for portfolio.
Monitor actual operating and non-operating costs to budget with the ability to re-forecast on a quarterly basis if required.
Maintain accurate and complete system data to include tenant gross sales and insurance
Establish and maintain relationships with key merchant personnel, major vendors, organizations, and municipal officials.
Assist in property risk management initiatives and activities.
Promptly address tenant issues and establish follow-through procedures including determination as to when written correspondence is necessary.
Assess and monitor multiple independent vendor and service firms to affect critical and efficient operational needs.
Evaluate service contract requirements and costs and ensure contracts are bid using proper specifications.
Assist Construction Manager with monitoring and supervising tenant improvements.
Perform periodic comprehensive property inspections.
Ensure optimal functioning of property and building systems.
Rotate in on-call procedures.
Develop and implement emergency procedures, preventative maintenance, and operations programs.
Prepare monthly Management and Operation and Variance reports.
Confirm and collect current insurance certificates for all tenants; insuring lease compliance
Inspect properties to minimize exposure and losses to property owners.
Oversee the administration of insurance requirements as it relates to vendor contracts and receipt of Certificates of Insurance.
Investigate, report, and resolve all security, insurance, tenant, or community related incidents related to the property.
Gather, analyze, and report statistical and financial data required to provide accurate assessments of property performance and support decision-making.
Monitor and make recommendations for collection of rent, default proceedings, and tenant litigation.
Demonstrate the core values necessary to pursue the highest standards of excellence.
Create and maintain standards of property physical excellence to Company standards.
7 years – 10 years: • Considerable knowledge of real estate principles, including physical plant management. Shopping center/Retail management experience preferred. • Extensive knowledge of general business management practices and principles. • Bachelor degree is desired and/ ten years experience in commercial property management or related field if NNN leasing experience.
