My retained client of over 14 years is in search of an Estimator that will report to their National VP of Purchasing and work on a regional scale. The Estimator is responsible for determining the material quantities and labor hours (the quantities) required to complete scope of work and other tasks assigned by the National VP of Purchasing (NVPP).  The Estimator utilizes software applications like PlanSwift, AutoCad Excel, etc. as well as manual take-off methods to calculate quantities.  The Estimator performs field verification of quantities and reconciles with Trade estimates.  The Estimator calculates estimated vertical construction costs for land proformas.  The Estimator prioritizes his/her workload based on largest annual impact to the organization.  The Estimator works closely with the Purchasing Specialists/Agents to assure they are in the loop with his/her activities as it relates to their assigned Suppliers/Trades.  The Estimator works closely with Architectural Services to maximize efficiencies associated with take-offs, window and door schedules, etc.  The National Purchasing Hubs provide important services to the divisions; it is the Estimators responsibility to respond timely to division needs and perform to established service standards and metrics.

Summary of Position Requirements:

Material Quantities
  1. Calculates required material quantities by considering material sizes, utilization and scrap factors
  2. Determines best material sizes needed for optimal material yields
  3. Obtains supplier/trade quantities, estimating methods and scrap factors
  4. Compares calculated quantities and scrap factors to supplier trade/quantities
  5. Works with supplier/trade to reconcile material quantity discrepancies
  6. Performs field material quantity verification

Labor Hours
  1. Identifies labor categories (skill and pay levels) required to perform each scope of work
  2. Estimates labor hours required from each labor category to complete each scope of work
  3. Conducts site visits and interviews trade laborers and field managers
  4. Performs time and motion studies to validate labor estimates
  5. Identifies best practices to drive labor efficiencies   

Cost Comparison
  1. Compares specific cost from competing Trades across Company’ s markets to identify areas of potential cost reduction
  2. Compares same Trade costs from one floor plan to another and one option to another to identify inconsistencies
  3. Compares Company’ s costs to industry costs to identify potential areas of cost reduction
  4. Provides cost discrepancies to the assigned purchasing specialist/agent who engages the supplier/trade and negotiates lower costs
  5.   Identifies material cost drivers (lumber dimension/species, galvanized steel, etc.) and compares to commodity indexes
  6. Tracks change in commodity indexes to change in material cost drivers
  7. Alerts purchasing specialist/agent when cost drivers have gone down

Trade Relations
  1. Maintains arm’ s length status with Suppliers/Trades
  2. Treats Suppliers/Trades with respect
  3. Always represents the best interests of the Company.
  4. Work with structural engineers and architects to determine project requirements

Category Team Participation
  1. Attends category team calls on an ad hoc basis
  2. Prepares and conducts educational presentations to advance the knowledge of the purchasing specialists/agents
  3. Prepares special reports by collecting, analyzing, and summarizing information and trends related to specific area of responsibility

Performance Standards
  1. Achieve objectives and goals as outlined by the National Vice President of Purchasing (NVPP)
  2. Complete personal goal objectives
  3. Complete on time and in keeping with quality requirements the work associated with all position requirements listed above.

Knowledge / Experience
  1. BS/BA in Civil Engineering, Architecture, Construction Management or equivalent combination of education and experience
  2. Certified Professional Estimator (CPE) or other relevant certification a plus
  3. Previous experience in a continuous improvement environment a plus
  4. Estimating software, AutoCad and personal computer proficiency, including E1 PlanSwift and Microsoft Office Suite: Word, Excel, PowerPoint, Outlook
  5. Five years experience in the home building industry
  6. Three years’ experience in residential construction estimating
  7. Multi-family estimating experience a plus
  8. Field construction experience a plus

  1. Ability to read, interpret and understand construction drawings
  2. Ability to read, understand and apply the requirements of architectural and consultant drawings and reports, including:
    1. Title 24 reports
    2. Acoustical reports
    3. Soils reports
    4. Post tension drawings
    5. Precise grading plans
  3. Strong math skills including basic arithmetic, algebra and geometry
  4. Knowledge and understanding of building codes
  5. Must have a passionate drive to learn and improve
